Maintenance Manager

General Summary: Manage overall maintenance activities and projects in processing and building maintenance and coordinate all aspects of the maintenance preventative and predictive programs for the facility, machinery, and equipment. This includes conveyors, conveyor systems, sorters, material handling equipment and various miscellaneous equipment. Monitor all maintenance tasks within the facility verifying all activities are in compliance with federal, state, and local regulations. Manage the monthly spend for the annual facility maintenance budget categories of responsibility.

 

Reports to: Director, Engineering

 

Essential Duties and Responsibilities:

 

  • Create purchase orders for various objectives.
  • Review and revise service agreements for content and accuracy.
  • Plan and schedule the daily work assignments and repairs to minimize operational downtime.
  • Work with vendors and contractors in HVAC, plumbing, electrical, lighting, etc. for installations, and PMs.
  • Ensure that safety procedures and guidelines are followed.
  • Develop and manage annual operating expense and capital budget and manage account spending to be in line with annual budget.
  • Support the operation in achieving goals in core areas including: OSHA safety, environment, quality, productivity, cost-control and employee relations.
  • Plan and schedule preventative and predictive maintenance; track work orders, spare parts, maintenance and history of equipment through a CMMS.
  • Provide instructional assistance for maintenance technicians in the repair of warehouse equipment for the purpose of minimizing operational downtime.
  • Assure all required NFPA and OSHA annual and monthly inspections and reporting is scheduled, completed, and accurate.
  • Establish performance objectives for direct reports and evaluate each direct report quarterly.
  • Establish and maintain acceptable cleanliness and organizational standards in maintenance department.
  • Manage basic distribution center IT functions.
  • Display a courteous and professional work ethic, appearance, and attitude.

 

 

Required Skills and Competencies:

 

 

  • Excellent (written and oral) communication skills w/basic knowledge and proficiency of Microsoft Office software.
  • Experience and operational knowledge with Allen Bradley and Siemens programmers and PLC programming.
  • Ability to read prints, schematics, electrical diagrams and make decisions based on these documents.
  • A broad working knowledge of installation and repair of facility and warehouse industrial equipment, parts, structure and fixtures.
  • Strong business, organizational and management skills with an emphasis on relationship management.
  • Extensive knowledge in the use of CMMS systems to manage work scheduling.
  • Resolve mechanical and electrical maintenance issues and perform root cause analysis for component part failures.

 

 

Minimum Qualifications

Experience:

 

  • 8-12 years’ experience in Maintenance Management
  • Extensive experience and knowledge of material handling equipment and MHE controls and PLCs

 

Education:

 

  • B.S. Degree in a technical field – (Industrial Maintenance or related field); or an equivalent combination of education and experience.
